Some features of our lists:

  • The information we provide is fresher than what is provided by other foreclosure list providers, including title companies.  We send lists via e-mail to our Premium-level subscribers every weekday so the majority of the NEDs we send you were filed the same day or the day before you receive them. That's 1 to 3 weeks sooner than lists from other sources!
  • Owner names and addresses are provided (where available) to our Premium-level subscribers.  
  • You can choose from over 100 data points to include in your list, including the initial foreclosure/NED info, property characteristics, owner names, and addresses, and additional deed of trust information.
  • We validate and correct the foreclosure data.  Sometimes the attorneys or Public Trustees make mistakes and we catch and fix most of them.  We even find addresses that were missing from the NED.
  • We are also very customer service oriented, so if you find things that would make your experience easier or better, let us know.  You will talk with a live person and any e-mail or voice mails are replied to quickly.
  • We cover the entire Denver/Boulder metro area plus additional areas.  And we continue to add more.  We currently service 25 counties: Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, El Paso, Eagle, Elbert, Fremont, Garfield, Gilpin, Gunnison, Jefferson, La Plata, Larimer, Mesa, Park, Pitkin, Pueblo, Routt, Summit, Teller, and Weld.
  • Our online foreclosure database contains the current status of foreclosures (continued with new sale date, withdrawn, bankrupt, etc) plus acts as a repository for all the info we send you via e-mail.  We also include pre-auction bid information (additional fee applies) for your personal investing.

If you plan to do mailings, you will want to use the mail merge fields that best suit your needs. These mail merge fields are the result of verifying and correcting the information provided by the Public Trustees (and we find that about 10% of the entries by the Public Trustee offices have errors that need to be corrected). The following also help with direct mail campaigns:
 

  • Premium-Level Subscribers can choose to receive their lists in Excel or Comma Separated Values (CSV) format (CSV is smaller than Excel files, easily opened in Microsoft Excel and most other spreadsheet and database programs, and the only option for Standard-Level Subscriptions). 
  • Many subscribers also like to receive pre-merged labels or even customized postcards, letters or envelopes with their weekly lists. This service is included with the subscription cost, though there is a one-time setup fee to create your customized merge documents ($25 for labels, $75 for other files).
  • Premium-Level Subscribers can take advantage of automated, complete direct-mail service using Pressure-sealed letters (the type where you have to tear off three sides of it to open it—rebate checks and account PINs usually come in these types of letters). A $75 one-time set-up fee and then special per-piece pricing applies.
